Everyone talks about Destin Florida Real Estate as a wonderful investment. The commercial market is as strong as ever… more now than it has been in years. There are very few if any vacancies! So that should tell us something. The Destin Florida Real Estate condominium market is doing excellent also. It all seems to be moving in the right direction that is for sure. Now granted the days of 2004-2005 and not the same..but one must ask themselves if that should have ever happened that quickly. We personally believe it was a little too much all at once. However, the great thing now is that real estate is back to a more reasonable number and it’s a great time to look at investing in the right decisions when it comes to real estate in the Destin Florida area. So Destin...what do we know about the area? Destin Florida Real Estate has been the topic of many people in the Southeast for years. The basics of Destin can be broken into a couple of sub areas. Destin itself is broken down into Destin Beaches West, E Destin, West Destin, and Destin Beaches east. Really just talking about how close you are to the gulf and how close you are to the bay. Every piece of property in Destin Florida is within ½ mile of some sort of water. Each of course having its own price tag!
Destin Florida Real Estate Subdivisions
Some of the top Subdivisions in Destin Florida are Burnt Pine, Destiny, Kelly Plantation, Regatta Bay, and St Tropez. The nice thing about Destin is that Niceville is only a quick jump across the bridge! Niceville provides a little bit of a break in price…not much but some! Swift Creek is an example of one of the neighborhoods in Niceville.
One of the biggest attractions to Destin Florida, next to the obvious of the Emerald Green Waters, The World’s Luckiest Fishing Village, the Shopping… you get the point, is the overwhelming number of Golf Courses. These are the items that make the Destin Florida Real Estate Market what it is. The design, layout, and quality found in construction in Destin are out of this world. There is nothing else like it along the Emerald Coast. That being said… you will need to bring a little more money to the table, but if quality (above and beyond the norm) is what you are looking for, you won’t mind spending the little extra money!
Burnt Pine is located in what most refer to as Miramar Beach. You can find some really exquisite homes in this exclusive community. At the time of writing this article the highest priced home was $5.875M and the least expensive was $1.05M. Why you must ask? This neighborhood is tucked against the Choctawhatchee Bay with beautiful Moss Draped Oak Trees, oversized lots, lush mature landscaping, and just wonderful curb appeal.
Destiny By The Sea is one interesting community. It’s broken into different sections and price accordingly! The most expensive home in this community is currently being offered at $14M! Yes, we didn’t miss a decimal point. Now don’t let that scare you… there are homes in the $500-600k range, but they are not on the gulf side of scenic Hwy 98. This gulf front community has a club house, pool, and many other wonderful features that have kept the values high in this wonderful subdivision located in the heart of the Destin Florida Real Estate market.
Kelly Plantation was classically inspired by many wonderful builders suck as Tom Christ. These Bay Front, Golf Course Front, and interior homes provide so many options to owners. With homes in excess of $5M and homes still priced in the $500-600k range, Kelly Plantation is another wonderful investment - especially if someone likes golfing or boating.
Regatta Bay stands out above the crowd. This subdivision was developed by one of the founding fathers if you will of Destin-Peter Boss. This subdivision has truly developed over many years and the quality continues to be absolutely wonderful. Again you will find home in this subdivision in excess of $4M, but more reasonable prices still in the $600k range. Another wonderful part of Regatta Bay is the golfing and fine dining that can be found at Rutherford’s 456.
St Tropez is located in the Miramar Beach area of Destin Florida. This neighborhood was laid out really well and focuses it’s attention not only on the gulf but also on the incredible pool located right in the heart of the subdivision. The lots are a little smaller than some of the other areas in Destin, but you still feel very relaxed and spacious based on the orientation of the subdivision. It is located very close to San Destin and the outlet mall and just across the street from the Gulf of Mexico. St Tropez has and will continue to be a beautiful Mediterranean subdivision that will continue to invite you home.
